The decision was not easy, to be honest…

Established life here in Ontario and the vibrating spirit of the big city were holding me back from making serious changes in life. I was thinking it over and over again, and even made a list of pros and cons of moving to another province, but the position I was offered in a fast-developing company in Alberta was a huge promotion for me so I just could not possibly turn it down. 

After I sat down with my wife and sorted out all the positives and the negatives of this upcoming relocation, we realized that the largest obstacle to the quick long distance moving to another part of the country was the house that had to be sold quickly. 

I did not have a lot of time for reflection because in less than 2 months I had to start my new job. I thought it would be a great idea to ask for professional advice, so I arranged a meeting with an interior designer who checked out the house and gave me some bright ideas on improvements that could be done fast and budget-friendly. 

The designer worked out a plan that would help me to sell my property quickly and, what is more important, to increase the market value of the house. We considered that in one month’s time we could upgrade the front of the house a little, paint the main floor, hire professional cleaners for the kitchen and the bathroom, replace outdated home hardware and upgrade the lighting.

Now I am ready to share my experience on what was done. 

To make it easier to perform light renovations to our home, we decided to pack as many things as we could. We have called a reliable company with great reviews among local Canada movers to take out most of our furniture items and put them in temporary storage for a few weeks. We also started packing

  • winter clothes,
  • camping equipment,
  • books, and
  • home decorations – all the stuff we would not be used in a few upcoming weeks. 

In order to add curb appeal to our house, we cleaned the backyard thoroughly and threw away all the old and broken stuff that has been piling up under the deck for years. 

I cut down a couple of dead trees and cleared up all the fallen branches and weeds. The wooden deck and the front porch were re-painted by myself, and the major upgrade was replacing the front door – the front of the house is the main focal point, so making it look more attractive would definitely increase the home’s value, that’s what I thought. 

The next step was completely repainting the main floor. Here we decided to assign this task to professionals. Previously I have discussed with the interior decorator the colors that are in trend at the moment, and the choice fell on a light gray with undertones of beige. Freshly painted rooms looked so clean and there was a sensation of more light in the house. 

Next, I changed all the light switches, dimmers, and outlets. Also changed all the door handles to ones that have a fresh and modern look. Changing fixtures is a very inexpensive way to add a modern look to the place. 

I was thinking about possibly replacing the sink and the faucets in the kitchen and in the bathroom, but eventually, I just hired professional cleaners in Toronto who brought back the bathtub and the sink to life. The carpet flooring on the stairs underwent professional treatment as well.

It was also recommended to me to change the thermostats. Everywhere in the house, we had those older mechanical models that turned yellow with time and did not go together with fresh wall paint color anymore. I considered it a great idea to install money-saving technology like a digital programmable thermostat, it’s a great selling point. 

Changing all those little things improved the overall style of the house, and it did not cost a lot to update. 

Another improvement that cost me a few hundred dollars, but it was definitely worth it. The lighting in our house looked really outdated, “vintage” I would say because we have not changed anything since we moved in. Pendant lights in the kitchen and in the living rooms and also the ceiling fans in the bedrooms were changed to stylish contemporary-looking compatible with LED light bulbs. 

After all those changes the interior space looked brighter and cleaner. The home became more energy-efficient thus more valuable in the marketplace. And after a week of listing on the real estate websites, we got a great offer for our property! 

To summarize, making a renovation before selling a home – is a good idea. It was a win-win deal for me and for the new owner. Now, with a positive attitude – I can schedule moving from Toronto to Edmonton with ease!
